Black mold on window sills: what causes it and how to deal with it

By Dan Whitlock, Home Projects Editor · Updated October 2026

Mold on window sills usually grows where condensation collects on cold glass and runs down onto the sill. The CDC says you do not need to know what type of mold it is: all molds should be treated the same way for removal. The EPA says areas under about 10 square feet are, in most cases, a homeowner job.

What people usually report

Black or dark green speckles in the corners of the sill and along the bottom of the window frame, usually on the coldest windows in the house and worst in winter. Many people find it on bedroom windows first.

What official sources say this can mean

These are possible causes listed in published guidance. They are not a diagnosis of your home; only an inspection can tell which, if any, applies.

  • Condensation, a sign of high indoor humidity, forming when warm moist air meets cold window glass. (EPA; EPA)
  • Moisture sources indoors such as cooking, showers, clothes dryers, and unvented combustion appliances. (EPA)
  • Water leaking in around the window frame from outside. (CDC)
  • Dust and organic material on the sill. The CDC notes mold grows in dust, paint, wood, and fabric. (CDC)

How to find out

Check it yourself

  1. Check whether the glass fogs or drips on cold mornings. Condensation points to humidity; water only after rain points to a leak. (EPA)
  2. Measure indoor humidity. The CDC says keep it no higher than 50 percent; the EPA says below 60 and ideally 30 to 50. (CDC; EPA)
  3. Clean small areas with detergent and water while wearing an N95, gloves, and non-vented goggles, then dry the sill completely. (EPA; CDC)
  4. Probe wooden sills with a screwdriver. Soft, crumbling wood under the mold is rot that will need repair.

When to call a licensed professional

  • If water comes in around the frame, a window contractor can assess flashing and seals.
  • For growth beyond the sill into the wall, or more than about 10 square feet, the EPA points to professional remediation.

Frequently asked questions

Is black mold on window sills toxic?

The CDC says Stachybotrys chartarum is a greenish-black mold, but color alone does not identify it, and a possible link between it and infant pulmonary hemorrhage has not been proven. The CDC also says it is not necessary to determine what type of mold you have: all molds should be treated the same with respect to health risks and removal.

Is it safe to stay in a house with black mold?

The CDC says mold affects people differently; many have no reaction, while people with asthma, allergies, or weakened immune systems can react strongly. It advises that people with asthma, COPD, or a compromised immune system should not stay in a moldy home or be there while it is cleaned. For a small patch on a sill, prompt cleanup and drying is what both CDC and EPA guidance call for.

What are signs you are sick from black mold?

The CDC lists symptoms such as a stuffy nose, sore throat, coughing or wheezing, burning or itchy eyes, and skin rash in people sensitive to mold, and says no test exists that proves a link between Stachybotrys and particular symptoms. Anyone with persistent symptoms should see a physician; this page cannot assess health effects.

How do I stop mold coming back on window sills?

Lower the humidity and the condensation stops feeding it. The EPA suggests venting moisture sources outside, running bathroom and kitchen fans, using a dehumidifier when needed, and adding insulation to cold surfaces. Wipe condensation off the glass and sill on cold mornings until humidity is under control.
