Basement Waterproofing Cost Calculator (2026)

By Dan Whitlock, Home Projects Editor · Updated October 2026

Typical 2026 range$6,000 – $18,000
Submersible sump pump in a basement sump pit, the end point of an interior waterproofing system

Basement waterproofing costs $6,000 to $18,000 in 2026 for most professional systems. Where your job lands depends on which side of the wall the work happens. Interior systems, a perimeter drain cut into the basement floor that feeds a sump pump, typically run $6,000 to $12,000. Exterior waterproofing means excavating around the foundation to add a membrane and drain, and runs $10,000 to $18,000. Smaller fixes sit well below both: sealing a single crack costs a few hundred dollars, and fixing the grading or gutters that send water at the foundation in the first place is often the cheapest step of all. Build your estimate below.

Basement waterproofing cost at a glance

Published 2026 ranges by method. Most finished systems combine two or three of these.

MethodTypical installed cost
Interior system (drains, pump, sealers, crack repair)$6,000–$12,000
Exterior system (excavation, membrane, drain)$10,000–$18,000
Interior French drain alone$4,000–$17,000
Sump pump installation$600–$2,500+
Exterior drain, per linear foot$30–$90
Epoxy crack injection, per crack$250–$800+
Waterproof paint or sealer, per sq ft$2–$10
Exterior membrane, per sq ft$4–$7
Regrading around the house$1,000–$5,000

Estimate your cost

Interior systems manage water that gets in; exterior systems stop it at the wall. Contractors often combine methods.

Epoxy or polyurethane injection runs about $250–$800 per crack. This prices leak sealing only. A crack that is wide, horizontal, or getting wider needs a structural assessment first.

What drives your basement waterproofing cost

  • Interior vs. exterior: interior systems ($6,000–$12,000) work from inside the basement and need no excavation. Exterior systems ($10,000–$18,000) dig down to the footing on the outside of the wall, which is where most of the extra cost goes.
  • Foundation type: poured concrete is the easiest to waterproof. Concrete block has more joints for water to find, and stone foundations are the hardest and most expensive because of their irregular faces.
  • Basement size and perimeter: drains and membranes are priced along the walls, so a long perimeter costs more than the floor area alone suggests.
  • Severity: dampness and occasional seepage can often be handled with sealers and crack injection. Standing water, hydrostatic pressure, or water at several points usually means a drain system and pump.
  • Access and landscaping: exterior work around decks, driveways, and mature plantings adds labor, and replacing sod and plants afterward runs $300–$1,000 or more.
  • Upstream fixes: the EPA lists clean gutters and soil that slopes away from the foundation as basic moisture controls. A regrade ($1,000–$5,000) or downspout work ($220–$625) can shrink or replace a larger system.
  • Local labor: BLS pegs the national median wage for construction laborers below, but quotes vary far more by region and company than by wage alone.

Ready for real numbers?

A calculator gets you the fair range. Local quotes confirm it for your exact home. Comparing 2–3 written quotes from licensed local pros is the single best way to avoid overpaying: ask each for the same scope in writing so the numbers are comparable. Ways to save

  • Start at the top. HUD inspection guidance says that when moisture appears to be coming through basement walls, re-examine the roof drainage and exterior grading first, noting the problem could be as simple as a clogged gutter.
  • Extend downspouts so they discharge well away from the foundation before you price a drain system. It is the cheapest line on this page.
  • Seal individual leaking cracks with injection rather than buying a full perimeter system when water only enters at one or two points.
  • Get at least three itemized quotes, and ask each contractor to explain how water is getting in. Two companies proposing different methods for the same basement is common, and the explanation tells you more than the price.
  • Ask about warranty transfer. A transferable warranty on an interior drain system has resale value if you sell the house.
  • Check whether a sump pump discharge is draining back toward the house. HUD guidance specifically flags discharge that returns to the basement.

Hire it out, or do it yourself?

DIY-able for some: know your limits

The upstream work is homeowner territory: cleaning gutters, adding downspout extensions, and pulling soil or mulch back so the ground slopes away from the wall. These are the moisture controls the EPA lists first, and they cost very little.

Masonry waterproof paint on a dry, clean wall is also a reasonable DIY job for minor dampness. It will not hold back water under pressure, so it is a fit for damp walls, not for a basement that takes on water after storms.

Interior drain systems involve cutting and removing the slab around the perimeter, and exterior systems involve excavating to the footing next to the house. Both are contractor work. Excavating beside a foundation wall carries a real risk of trench collapse and of damaging the wall itself.

Frequently asked questions

How much does it cost to waterproof a 1,200 sq ft basement?

Most quotes for a basement that size fall inside the national $6,000 to $18,000 range, but contractors price the walls, not the floor. A 1,200 sq ft basement has roughly 140 linear feet of perimeter, and interior drains, exterior drains ($30 to $90 per linear foot), and membranes are all priced along that run. Interior systems usually land at $6,000 to $12,000 and exterior systems at $10,000 to $18,000.

Will homeowners insurance cover basement waterproofing?

No. Waterproofing is treated as maintenance or improvement, and standard homeowners policies generally exclude damage from groundwater seepage. FEMA notes that most homeowners insurance does not cover flooding at all, and even an NFIP flood policy excludes personal property kept in a basement. Insurance may respond to a sudden event like a burst pipe, but not to long-term seepage.

Is it worth it to waterproof a basement?

It depends on what the water is doing. If the basement only feels damp, gutters, downspouts, grading, and a dehumidifier may be enough. If water comes in after every heavy rain, the EPA points out that mold can start on wet materials that are not dried within 24 to 48 hours, so a repeat leak is also a repeat mold risk. That is usually the point where a drain system pays for itself.

What is the cheapest way to waterproof a basement?

Fix the outside first. Clean gutters, extend downspouts so they discharge away from the house ($220 to $625 if replaced), and make sure the soil slopes away from the foundation. HUD inspection guidance notes a wet basement can trace back to something as simple as a clogged gutter. Inside, waterproof sealer at $2 to $10 per sq ft handles minor dampness but not water under pressure.

How long does basement waterproofing last?

Quality systems last 10 to 30 years or more, based on 2026 HomeGuide data. Exterior membranes typically last 10 to 15 years, while interior drains and sump pumps can work for 20 to 30 years with upkeep. The pump is the part that wears out; plan on replacing it on its own schedule.

Data behind this estimate

Waterproofing quotes are mostly labor and concrete work: breaking and re-pouring a slab edge on the inside, or excavating and backfilling on the outside. The two federal series below track the price of concrete products and the national pay of the construction laborers who do much of that work.

  • Concrete products: producer price index 409.5 in August 2026 (preliminary)

    Up 4.2% from August 2025 (393.1). Math: (409.5 − 393.1) ÷ 393.1.

Concrete products include the block and ready-mix used when a slab is cut for an interior drain and patched afterward.

  • Construction Laborers (SOC 47-2061), national hourly median wage: $22.66 per hour, May 2025

Half of construction laborers nationally earned more than this and half earned less. Contractor billing rates include overhead and profit on top of wages.
